CESO partnered with Scannell Properties to design and permit a 250,000-square-foot FedEx Ground distribution facility on a 64.5-acre site. The facility will enhance the brand's access in the Northwest Pennsylvania region and expedite package deliveries to surrounding communities.
Our involvement began with our survey team conducting comprehensive ALTA, boundary, and topographic surveys, ensuring a solid foundation for the project. The team also streamlined lot consolidation efforts and completed an as-built survey. Next, our civil team worked diligently to navigate zoning entitlements with the City of Hermitage, facilitating the grading to optimize the parking lot layout. Our team also prepared Erosion Sediment Control Plans and Stormwater BMPs, both crucial for the site's development.
Concurrently, our traffic team prepared a traffic impact study and signal design as well as provided support in obtaining the Pennsylvania Highway Occupancy Permit. Environmental considerations prompted us to conduct a wetland delineation and secure a stream waiver permit to address the encroachment of a jurisdictional feature. Lastly, in adherence to city ordinances, our landscape architects crafted landscape plans essential for the development's compliance and aesthetic integration with the surroundings.
This site presented unique challenges, including topography, difficult soils, intrusive transmission gas lines, and stream impacts. Through the team's strong emphasis on due diligence and establishing a strong relationship with the review agencies, we effectively communicated critical information, which expedited solutions. Notably, our team achieved NPDES permit approval in an accelerated timeframe and served as a permit expeditor to the City to gain conditional building and permit approval, demonstrating our team's expertise and successful project outcomes.
The positive impact of this distribution center on the local community and surrounding areas has proven the success of this project. Additionally, the execution of this project yielded opportunities for three new build-to-suit industrial projects led by Scannell Properties.
