Al.Neyer
With over a century of transforming the real estate landscape, Al. Neyer has established a strong reputation for excellence. CESO partnered with Al. Neyer on a 26.5-acre development on the Louisville Industrial Highway, featuring a two-building, rear-loaded, industrial warehouse facility, totaling 225,200 SF.
Our involvement spanned multiple teams and phases. Initially, our survey crews conducted an ALTA/NSPS land title survey, a horizontal/vertical control network survey, construction layout and staking, and as-built surveys. Following this, our civil engineering team’s work encompassed due diligence, including site investigation reports, entitlement and zoning coordination, utility assessments, an extensive traffic impact study, and preliminary development plans covering grading, utilities, and stormwater management. The project presented unique challenges, most notably the extensive bedrock, which required precise coordination for the construction of a significant retaining wall.
Securing necessary permits from the Tennessee Department of Environmental Protection (TDEP) and the Tennessee Department of Transportation (TDOT), we ensured compliance and smooth progression. The innovative stormwater management design, featuring detention ponds and bioretention basins, adhered to the latest regulations.
Through strategic planning, efficient permit coordination, and a commitment to excellence, the project reinforced a strong partnership with Al. Neyer and laid the groundwork for future collaborations.
